Project Scope: Pt Noarlunga Sports Complex – Design and Construct

The Port Noarlunga Sports Facility Development consisted of demolishing the existing clubroom, sheds and spectator box and design and construct of the two new clubroom and changeroom buildings with linking verandah. The project also included refurbishment of existing netball building to include unisex changerooms and amenities, medical and office space areas, as well as canteen / kitchen spaces. The overall development area for all three buildings was approximately 640m2.

Mykra engaged the design team and worked with the Council through the building rules consent and development approvals. The design included roof mounted plant, sleek verandahs with box gutters and inconspicuous downpipes. as well as feature cladding details and trims. The construction works were coordinated with the project stakeholders, Mykra were able to retain the existing clubrooms during the new builds and maintain access for the stakeholders. Upon handover of the new builds, the existing building was demolished and carpark works completed. Latent asbestos was discovered prior to demolition through investigation works and promptly dealt with ahead of time.

The project being located adjacent to the Onkaparinga (Ngangkiparri) River required Mykra to manage all excavation works with aboriginal cultural monitoring throughout the project. During excavation the sewer was diverted around latent existing septic systems and underground tanks that required de-watering due to the site’s watertable. Mykra also worked with the Council through a number of additional scope items added during the project. Built during peak Covid, the project’s original structural steel contractor faced liquidation and was unable to undertake the works after having completed the shop drawings and commencing fabrication. Mykra were able to amicably resolve the subcontract and arrange a new subcontractor to complete the install, working collaboratively with the initial subcontractor.

Overall the project faced many obstacles which Mykra were able to overcome with constant communication to the stakeholders and deploying additional staff resources to the Council’s satisfaction.
